There are many websites being provided to help people understand their Real Estate Taxes and Assessments.  Most are provided by individual counties.  Some are provided by local assessors.  This site is being provided for anyone owning real estate in Illinois, with the sole exception of Cook County, which assesses differently than all other Illinois counties.

If you have a question and your assessor is not responding to your request, please feel free to write and I will attempt to help you as best as I can.

As of this writing, I have served as an assessor for more than seven years.  I have obtained class credit hours in excess of 300 which pertain to the laws, rules, and methods for providing fair assessments.

A special note here!  If you have a recent professional certified appraisal, it will be recognized for determining the value of your property as of the date of the appraisal.


Each taxing district determines what it needs in funds  (LEVY).   All the taxing district's levies are added together  to equal the total taxes to be collected.   All property values are added for the district (EAV).   The  EAV is divided by the LEVY to obtain the tax rate (RATE).  Each   property's assessed value is multiplied by the tax rate to obtain the real estate tax.  The tax rate is the same for everyone within the particular taxing district,   therefore, one's assessed value is of great importance. 

THE GOAL of any assessor should be to provide the property owners in his/her taxing district with uniformity of assessments which in turn should give you fair and equitable taxes.
